If your budget does not allow you the purchase of a completed residence, a new construction project (under development) can be an ideal solution with the possibility of purchasing at “off-plan” prices (before delivery of the property), that are lower than the final cost, with gradual payments in accordance with the progress of construction.
For those who appreciate traditional architecture and prefer a property with character, an old residence requiring renovation can be an excellent option. In this case, the presence of a reliable engineer is essential to assess the condition of the property and supervise the project.

How do I buy property in Greece?
The process of buying a property in Greece is simple and straightforward, when the right steps are followed.
Once the buyer finds the appropriate property and comes to a pre-agreement with the seller, he assigns to a lawyer to conduct the legal investigation of the property title deeds.
Subsequently, a Greek Tax Identification Number (AFM) is issued and a notary is appointed to draw up the purchase contract, actions that carried out by the buyer’s lawyer.
The notary performs all necessary preliminary actions before the completion of the contract. After the buyer pays the ownership transfer tax to the competent tax inspectorate, the notary invites the parties to read and sign the purchase agreement and pay the agreed amount by bank transfer.
This agreement is registered either in the Land Registry or in the competent Cadastral Office.
This is how ownership of the property is acquired.
Also, the buyer’s lawyer can represent him at all stages, from issuing a tax identification number, the legal review to the final signing of the contract – with a power of attorney.

What are the main costs borne by the buyer?
When purchasing a property in Greece, there are certain additional costs that should be taken into account:

- Land Registry registration – 0.8%
- Real estate agency fee – 2% + VAT
The fees of the lawyer and the notary depend on each individual case and the required scope of work.
